UNION — Along with much of the rest of the Catawba region Union County saw an increase in the construction of single family homes between 2012 and 2013.
The Catawba region is composed of Chester, Lancaster, Union, and York counties and since 1996 the Catawba Regional Council of Governments has maintained a building permit tracking building permit activities in those counties.
Single Family Permits
In an information release on regional building permit trends, the organization stated that its analysis shows that between 2012 and 2013, three of the region’s four counties saw increases in single family residential building construction.
The release states that between 2012 and 2013, Union County experienced “a moderate increase in the number of single family permits issued.” In 2013, 17 permits were issued for single family building construction, a 21.4 percent increase over the 14 issued in 2012.
Also experiencing increases in single family permits between 2012 and 2013 were Lancaster and York counties. Lancaster County issued 998 permits in 2013, an increase of 33.6 percent over the 747 issued in 2012. York County experienced an even larger increase with 1,507 issued in 2013, up 40.8 percent from the 1,070 issued in 2012.
Only Chester County saw a decrease in single family permits which fell 6.7 percent from 30 in 2012 to 28 in 2013.
No permits were issued in either Chester or Union counties for multi-family building construction in either 2012 or 2013.
York County issued five multi-family permits in 2013, a decrease of 58.3 percent from the 12 issued in 2012.
Lancaster County, however, issued 15 multi-family permits in 2013, a 140 percent increase over 2012 when just one was issued.
Mobile Home Permits
The report states that Union County experienced a moderate decrease in the number of mobile home permits issued between 2012 and 2013. The county issued 21 mobile home permits in 2013 compared to 26 in 2012, a decrease of 19.2 percent.
Chester, Lancaster, and York counties, however, issued more mobile home permits in 2013 than in 2012.
York County went from 52 permits issued in 2012 to 59 issued in 2013, an increase of 13.5 percent.
Chester County issued 15 permits in 2013, a 25 percent increase over 2012 when 12 were issued.
Lancaster County had the region’s largest, issuing 59 permits in 2013 or 742.8 percent more than the seven issued in 2012.
In Chester County the number of permits issued went from 12 in 2012 to 15 in 2013, an increase of 25 percent.
Mike Vead, Senior Planner for the Catawba Regional Council of Governments, said that the increase in the number of single, multi-family, and mobile home permits is due to an improving economy.
“The uptick has to do with the economy starting to rebound,” Vead said Tuesday. “Housing prices are starting to rise again and that’s an indicator that the housing market is beginning to recover.”
Vead added that some areas of the region are doing better than others because of their location.
“It’s very uneven in the region,” Vead said. “The areas that are experincing the most are contiguous to Charlotte-Mecklenburg. The panhandle of Lancaster County and the Fort Mill Township and southern and wester sides of Lake Wylie in York County are the hot spots in terms of residential growth.”
Permits issued for commercial construction also declined in Union County between 2012 and 2013, falling from two to one, a 50 percent decrease.
Chester County also experienced a decrease in commercial construction, issuing only one permit in 2013, a 66.7 percent decrease from the three issued in 2012.
York County experienced an 18.5 percent decrease, with the number of permits issued falling from 54 in 2012 to 44 in 2013.
Lancaster County, however, had a 76.9 percent in the number of permit issued, with 46 issued in 2013 compared to 26 in 2012.
Union County issued no permits for industrial construction in 2013, a 100 percent decline from 2012 when one was issued.
Chester County experience was just the opposite, issuing one permit in 2013 compared to none in 2012, a 100 percent increase.
York County experienced a 36.4 percent decrease, issuing only seven permits in 2013 compared to 11 in 2012.
Lancaster County issued no permits for industrial construction in either 2012 or 2013.
